Stage 0-1 Pre Design

We offer a free no obligation consultation — either by phone, video call or site visit— to define your project goals, needs, and feasibility, highlighting any risks or opportunities.
RIBA Stage 1
Once fees are agreed, we’ll arrange a building survey to allow us to fully understand the building. A formal appointment will be drawn up to instruct us as your Architect. We will present our initial design concepts, ranging from simple ideas to detailed feasibility studies to you, based on your project’s scope. Example imagery is provided to explain our thoughts with you to enable a cohesive design process. We’ll also recommend necessary consultants to join the design team, identify required approvals, and establish a project timeline and rough budget.

Stage 2 Concept Design

Going forward with the chosen concept from Stage 1, we’ll progress the design in more detail using 2D computer drawings and potentially 3D models, and AI visualisations, budget allowing. If needed, we’ll consult with local authorities with a Pre-Application regarding the proposed design. At this stage we will agree on materials and finishes of the external building, to clarify the look and feel. We’ll also assess buildability to ensure practical construction.This stage solidifies your vision into a clear, comprehensive proposal.

Stage 3 Developed Design

At this stage, we’ll refine the design and prepare a comprehensive set of drawings and required documentation/reports to submit a planning application. The planning application process typically takes 8 weeks, depending on the council. During this time, we’ll respond to any questions they have and provide necessary documents, surveys or consultants. If anything is needed from you, we’ll let you know.

Stage 4 Technical Design

With planning approved, we’ll prepare detailed drawings and specifications for tendering to trusted local builders, coordinating our drawings with other consultants. This allows accurate project pricing by a quantity surveyor. We’ll present the tender pack to you and assist in selecting the best contractor.

Stage 5 Construction

Once a contractor is selected we will guide you through the necessary contract documentation, reviewing and agreeing the construction programme for the project. We’ll serve as contract administrator, overseeing site progress, handling inquiries, issuing instructions, and certifying payments. For larger projects, a Quantity Surveyor would be responsible for valuing the builders work. We would also appoint a project manager on larger projects.

Stage 6-7 Post-Completion

At handover, we’ll issue completion certificates and prepare the final account. We will review and identify any snags and defects, instructing the contractor to carry out any remedial works required.We will assist in resolving and agreeing the final construction payment, ensuring a smooth project close.
RIBA stage 7
Monitoring the performance and operation of the building. We will assist and advise with any issues that arise during the post-construction phase, providing ongoing support for a set period of time.

We start by benchmarking against recent similar projects to provide an early budget guide. For more certainty, we can bring in a cost consultant (Quantity Surveyor) at any stage to forecast costs accurately. The closer we are to the final design, the more precise these figures become.
Can you help me visualise the design?
Absolutely. We use sketches, mood boards, and 3D visuals to help you clearly see the design before any work begins.
How long does a typical construction project take?
As a guide, a single-storey extension usually takes 4-7 months once on site, while larger projects — such as two-storey extensions or full refurbishments — can take 8–12 months. We’ll always provide a tailored timeline for your project.
Do you work on listed buildings or heritage projects?
Yes — we have experience working with listed and historic properties, blending modern comfort with a deep respect for the building’s character.
How much are your fees?
We charge on a stage-by-stage basis, so you’re never committed to the full process upfront. Each stage is agreed in advance and fixed before we start. If anything might affect the cost, we’ll let you know before proceeding. Fees typically range between 8% and 15% of the construction cost, with larger projects attracting a lower percentage.
Who else will be involved in my project?
Alongside the architect, you may need specialists such as a planning consultant, structural engineer, services engineer, or cost consultant. Once we understand your project in detail, we’ll advise on the right team and coordinate them for you.
